7 Things You Should Know About Sewickley Heights Manor


1. It’s not technically in Sewickley Heights.

Despite sharing a border with Sewickley Heights Borough, the Manor (as it’s called locally) sits just over the line in Aleppo
Township. Different municipality, different tax structure, same winding roads and the same feeling that you’ve left the world
behind. The Quaker Valley School District serves both the Heights and Aleppo, but for taxes and permits and water bills, it’s
good to know the difference.

2. A Gilded Age steel baron built his dream estate next door.

Just up the road stands Wilpen Hall, built in the late 1890s for Pittsburgh industrialist William Penn Snyder -- iron ore
magnate, and a man who apparently believed that if you're building a summer home, you build a three-story sandstone
English manor on 66 acres. The name "Wilpen" is a contraction of William Penn, which was also the name of his son, and his
grandson, and his great-grandson. Honestly? Kind of a perfect name. I've had the pleasure of a late summer gathering on that
porch, and well, sigh. The gardens. LONG STORY LONG: I can see why it's so special. It's now on the National Register of
Historic Places, which feels right. The Manor itself was developed in the 1970s on adjacent land, primarily by the Minnock
family, who still has properties in the community today.

3. Ten minutes to the village. Tops.

It’s a short, but pretty drive. The tree canopy closes in, your nervous system starts to believe you’ve escaped, and you’re eight
minutes from Beaver Street. Coffee shops, farmers market, Penguin Book Store, a decent glass of wine on a Tuesday. All of it
under ten minutes. People who haven’t driven it assume it’s a hike. It is not a hike. It’s a very pleasant drive.

4. There are actually two different markets here.

The original 1978 phase — brick townhomes and smaller single-family homes on Timber Lane (not Tinder Lane, though I
understand the confusion: it’s wooded, there are trails, people do meet their neighbors), Trailside Drive, and Sewickley
Heights Drive. These townhomes typically run from $240,000 to $460,000 with a median around $280,000. The layouts
vary, but in the older section (with some exceptions) typically come in the following ways: The 2 bed 1.5 bath, the 3 bed 1.5
bath, and the 3 bed 2 bath. Western PA isn’t flat, so you’ll also see variations in garage placements, finished basements, and
layout.

Then there’s The Ridge: 1990s and early 2000s construction on Rockledge Drive and Sewickley Ridge Circle, homes up to
4,178 square feet, prices from $473,000 to $1.2 million, median closer to $575,000. Same HOA. Very different conversation,
and even more of a hidden secret. Maybe less so after I publish this.

5. The amenities are clutch.

Pool. Tennis courts. Playground. Basketball court. A little free library near the entrance that residents actually stock and rotate
(you know how I love a good free library). There’s also Fern Hollow Nature Center right across the way: walking trails, a berry
patch, an outdoor classroom that kids treat like a theme park. The HOA handles exterior maintenance: Roof? They’ve got it.
Decks? Got it. You’ll see maintenance rotating through the community each spring to freshen folks’ homes. It’s a schedule.
Note: the HOA fee varies according to property.

6. Investors are sleeping on the 1978 phase.

The older townhomes are cute and they can be a financially savvy move. They have a 97% sold-to-list ratio, HOA-maintained
exteriors, and a great price range for those wanting to live near Sewickley Village or enjoy Quaker Valley schools. I have

7. It’s a good place to land when life gets complicated.

I lived on Timber Lane during my divorce (not a season of life when you want a house with a lot going on). The Manor was the
right call: low-maintenance, genuinely pretty, trails out the back, neighbors who were warm. Maybe that’s why it has a special
place in my heart. Some places look good in photos and feel like nothing in person. Sewickley Heights Manor tends to work
the other way around.
